Greenway Place Luxury Condos

If you know Boston, you’ll know the beautiful Rose Greenway Place Luxury Condos in Boston’s Historic District is a highly desirable place to live. 

Connaughton Construction is excited to take you through a project that is currently underway at 199 State Street. We are combining two condo spaces.

Before Pictures – Project Currently in Progress. ETA May 2015.  This building, over 200 years old, is a six story building at the Rose Kennedy GreenWay on the historic State Street. This condo overlooks the Greenway, Columbus Park and Boston Harbor. It is in walking distance to downtown Boston’s well-known financial district.

Among many, the character that stands out and is preserved and highlighted is the interior brick walls, beamed ceilings, open floor plan, and amazing views of the Greenway. The existing hardwood floors have much character and wear over the years. It is time, we’re installing new hardwood floors.

Big Beams  We removed the drop ceilings and exposed beautiful original beams. A master finisher is staining and finishing the beams a light color, making the ceilings appear even higher than their 8 1/2 feet. This is truly brightening up the atmosphere.

Construction Challenges

Owner Occupied. The construction of the condos is going on while the owner occupies part of the space. Fortunately, the owner purchased two condos side by side, allowing Connaughton Construction to renovate one side without entirely invading the space.

Scheduling for the entire building. The utility work, plumbing, heating and sprinkler systems have to be relocated. This means scheduling shut downs in the entire building. It is important to notify all the other tenants of times when running water is not available. We also have to schedule the use of the elevator.

More Snow than usual. The amount of snow we received this winter was record breaking here in Boston. It’s been tough parking for residents let alone contractors to get their work completed. It put the schedules a little behind, but the residents handled it well. No parking for construction, so the project had a two week delay.

Plumbing

Once we opened the walls we found the plumbing was a cast iron Sovent®system. The Sovent® system is an engineered single stack drainage system for sanitary plumbing systems. Traditionally, sanitary plumbing involves a two pipe system. One pipe for the venting and another pipe for the water and waste. With the one pipe, Sovent® system, specific guidelines need to be followed. Connaughton Construction tracked down the original engineer that installed and designed this system some twenty-five years ago. John says, “Fortunately, we were able to locate the engineering firm, consult first hand and integrate this system into the reconstruction of the condo successfully.”

Heating

We are replacing the heating system for better efficiency. The furnace is an air handling unit. We’re replacing two air handler units that are connected to a building boiler by a piping loop. The boiler heats up and circulates hot water (for heating) through the pipes which run through the air handler. The air handler then blows air across the piping – which heats the air and distributes it to the rooms in the condominium through ductwork. “Connaughton is replacing both air handlers and all the ductwork with two new energy efficient air handlers and new duct work.” Says John, owner of Connaughton Construction.
